Thinking about touring new construction homes in Temecula, Murrieta, Menifee, or Winchester? There’s one step I want you to understand before you walk into a model home: Builder registration.

Builder registration is how a homebuilder records that you’re working with a real estate agent. Depending on the builder, it may happen when you call, submit an online form, schedule a tour, or visit a community. The rules vary by builder and sometimes by community.

Why does it matter?

The person greeting you at the model home can answer questions about the builder’s homes and sales process. Your own agent can help you compare that home with your other options and look closely at the full cost of buying it.

That includes questions such as:

• What is included in the advertised price, and what costs extra?
• How much will the property taxes and HOA fees add to the monthly payment?
• What are the terms of an advertised interest rate or closing cost incentive?
• What does the contract say about the deposit, construction timeline, and changes?
• What inspections can you arrange before closing?

Registration helps establish your agent’s involvement from the beginning. Some builders require your agent to be identified at the first interaction, which could happen before you ever enter a sales office. If you register without mentioning your agent, the builder may decline to recognize that agent later under its policy.

That does not automatically mean you cannot have an agent. It does mean you should understand the builder’s rules and your own buyer representation agreement before you start touring. Builder payment of an agent’s fee also varies, so ask about it upfront rather than assuming.

What should you do before visiting?

If you’re already working with an agent, send them the community name or listing link before you call, fill out a form, or stop by. They can check that builder’s current registration process and help arrange your visit.

If you happen to find a model home while driving around, you can still ask questions. Before providing your contact information or signing in, tell the sales representative that you’re working with an agent and ask how that builder handles registration. Keep a copy or photo of anything you complete.
